Over the course of 75 years, the real estate company DLF has delivered more than 330 million sq. ft. of residential and commercial spaces across 150+ projects across India. DLF’s Gateway Tower – one of the landmark buildings in Gurugram, NCR with high visibility – is a 12-story commercial complex that houses the corporate office of DLF in India and also offers compact office spaces. Because it is one of the older buildings, its existing chiller plant was consuming more energy than required and so DLF reached out to Carrier.  

OBJECTIVE

To help DLF improve the overall efficiency of the chiller plant and enhance the energy efficiency at DLF's landmark complex, Gateway Towers in Gurugram. DLF has also partnered with Carrier to improve its energy efficiency across their projects in keeping with the key focus areas for DLF i.e. “Sustainability, energy efficiency and governance”, in the words of Srikanth Srinivasan – Group Head Procurement. 

SOLUTION

Carrier’s AdvanTEC team of experts first conducted proposed an energy audit of DLF’s existing chillers to understand the current energy utilization and consumption patterns. Based on the results of the energy audit, Carrier proposed a customized HVAC solution to help DLF improve the overall energy efficiency of the chiller plant at DLF Gateway Towers that included two 180 TR machines (as opposed to three 120 TR machines earlier) along with an integration of the Chiller Plant Optimizer to keep the plant room efficiency in check.  

RESULTS

The customized HVAC solution delivered by Carrier helped helped DLF achieve impressive results, including:
  • The plant room efficiency improved from 1.46 kW/ton to 0.73 kW/ton on an average annual basis in the 1st year
  • 50% energy savings 
  • Power savings of 45% (against baseline)
  • Payback of the revamp of entire plant room in less than three and a half years 
  • 2.3 million kW/hr of energy savings in the 1st year
